SUBTERRANEAN PARKING: 
Subterranean parking is most often found in association with commercial buildings, condominiums, and apartments. Obviously the purpose of underground parking is to make use of the land more effectively. Structural integrity and earthquake resistant characteristics of the parking facility are not covered in the visual inspection. Floor drains and sumps are not tested for their abilities to properly drain the floor area. Wall-hung storage cabinets and other storage devices are not reviewed. Ventilation fans are not operated. The security of gates and doors is not tested during the visual inspection. Parking areas, whether subterranean or not, which are placed under the building, are very often connected with uneven floors in the units above. Most are simply built that way, but many residents above parking garages in areas recently struck by earthquakes have noticed an increase in the unlevel floor condition. If the building has been through an earthquake in recent years it is recommended that you review any documents prepared by structural engineers regarding the parking areas and building in general. Contact the inspector for more information on this subject if you desire.
