MOBILE HOME / MANUFACTURED HOME: 
"Mobile home" is checked by the inspector if the unit is supported by jack stands or other temporary supports and has all the characteristics of a mobile home. This may include a tongue for towing, axles, vehicular features such as tail lights and a license plate and by a manufacturers plate attached to the unit. There are many aspects of a mobile home which differ from a permanent residence. Check with the municipal building department for information regarding mobile homes. Be aware that the inspector may not report on seismic bracing or other related conditions which may lead to the failure of the underpinnings during an earthquake. Consider installing a bolt on system of supports if you do not have a perimeter foundation. Several of these supports have been recognized by several states and lending institutions as permanent foundations. It is recommended you contact a Mobile Home Repair Service for review of proper bracing and/or anchoring and for information regarding the more permanent bolt on systems. "Manufactured home" is checked by the inspector if the inspector notes that the building may have been towed or otherwise trucked onto the site and obviously was built at another location. This does not include buildings that have been relocated by "house movers." Manufactured homes generally are built according to local building codes and have permanent foundations.
