DUPLEX / MULTIUNIT /
COMMERCIAL:
An apartment is a room or suite of rooms
designed as a residence and generally located in
a building occupied by more than one household.
If only two units the building is referred to as
a duplex. Three units may be called a triplex.
After three units most refer to the complex as a
"plex" preceded by the number of
units. (4plex, 5plex, 12plex, etc.) This
inspection covers the visual aspects of all the
apartments within a complex. A commercial
building is one that is used for any commercial
purpose. The inspection is limited to the visual
aspects of the building and does not cover use
permits, fire regulations for a particular use,
or the usability of the building for any
particular purpose. The inspection does not
cover the requirements for parking for a
particular business. A type of "grade
beam" construction. Instead of spaced piers
the foundational support is continuous.
The basement walls and floors, being massive and
set in moderately dry, or at least more stable,
soil undergo much less movement than does the
outer perimeter foundation. The result is often
noted as a high spot in the floors directly over
the basement area. Generally nothing is done
