SINGLE-FAMILY RESIDENCE:
A single-family residence is one, according to
code, that is to be occupied by one person or
one family. Usually the single-family residence
will be the only occupied building on the land
parcel. More pre-purchase inspections are
performed on single-family residences than on
all others combined. VISUAL INSPECTION
LIMITATION: It is important to note that the
inspector does not verify square footage or
required depth, width, or height of any
residence or any garage or outbuilding. Garages
may be advertised as "two-car" yet may
not have room for two full sized automobiles.
Sometimes a room will be advertised as a bedroom
yet the room may have no permanent closet or may
be undersized in square footage or headroom and
not be considered a bedroom by an appraiser. You
are advised to consult with your agent or
attorney for complete information regarding
square footage and related requirements of any
and all buildings on the property.
Water
