CLEARANCE UNDER BUILDING INSUFFICIENT FOR
ACCESS:
This problem, for the most part, is found only
in older buildings. Floor joists and wood
structural floors without joists should be at
least 18" above grade under buildings. Wood
girders which support joists or beams may be as
close as 12." Wood which is too close to
earth is endangered by rot and earth boring
insects. It is also very difficult to service
the underside of the building when there is
insufficient clearance. INSPECTION LIMITATION:
The inspector cannot traverse areas without
sufficient clearance and may not have been able
to fully view the underside of the structure.
The inspector cannot survey items which are not
visible. Probably of utmost importance would be
to assure good ventilation under the structure.
One square foot of unobstructed ventilation for
each 150 square feet of floor space is a minimum
standard, with proper clearance, so more than
that may be helpful here. Contact a Pest Control
Company for an additional opinion and a General
Building Contractor for corrective action if any
is desired.
