BASEMENT
Probably the most important consideration, as
far as basements are concerned, is that they be
kept as dry as possible. It is recommended that
you inspect the basement after heavy rains
looking for moisture problems. Flooding
basements may require sump pump installation,
the installation of french drains, or regrading
of the site to properly drain excessive water
from the yard. Sometimes, the inspector will
check this item if the "basement"
consists of rooms which are even partially set
below grade. Check the basement every few weeks
and/or during rainy weather for moisture
problems and evidence of wood rot on posts
supporting the rooms above, etc. INSPECTION
LIMITATION WARNING: The inspector cannot report
on conditions not visible at the time of the
inspection. Poor drainage in light wells,
entrance or areaways, or moisture problems in
the basement itself may not be evident during
the inspection. You are advised to ask the
seller whether drainage or other moisture
related problems exist. Partial basements or
basements which do not cover the entire
underside of the structure many times are
responsible for uneven floors above.
