GRADE BEAMS:
Grade beams are concrete "beams"
placed on or below the grade, or ground surface,
between perimeter foundations or atop caissons.
In some parts of the country grade beams are
used to support the center sections of a raised
foundation building as an alternative to posts
and piers. Structures with grade beams, as
interior floor supports, should be stronger than
those with posts and piers with respect to
seismic movement, and should have less floor
problems. Even if they are installed they
may not fully cover the perimeter of the
building. The inspection is not intended to
review every single foundation bolt. The
inspector will check this item if he or she
either expects foundation bolts because of the
age of the structure or because he or she can
see one or more bolts at some exposed location,
such as in a garage or under the structure. Only
random samples of bolts are reviewed. Sometimes
the nuts and/ or washers will be missing from
bolts, or nuts may be loose, and not be
mentioned by the inspector.
