NONCONTINUOUS FOUNDATION AND/OR, IF VISIBLE, FOOTING / JACK STANDS: 
This item is intended for situations where the building is intentionally supported with piers and without a continuous perimeter footing. See Fig. 93h(1). The inspector may check this item if it is noted that a footing section is missing from under a slab floor. Usually there will be an undercut condition for the inspector to have noticed a missing footing under slabs, since this is a visual inspection and no digging is allowed. Often the inspector will suspect a missing footing or noncontinuous foundation if it is noted that a patio or other exterior slab has been enclosed and/or made into a habitable room or utility room. Often a property owner will add a room or enclose a deck or patio without building permits and not know to install the perimeter footing. One problem with the lack of a footing under a slab is that earth movement from freeze action or expansive soils can damage the walls and/or floor. Buildings built with piers around the perimeter can be more prone to uneven lifting and settling causing uneven floors, sticking. If this item is checked be sure to confer with the inspector regarding the exact nature of his finding. Whether or not a footing is absolutely necessary may depend on the soils condition and many other factors, all of which the inspector may be familiar with. Jack stands generally are found supporting mobile homes and some manufactured homes. home are adjustable with a screw device, others with shims. Jacks should be adjusted to evenly support the unit on a regular basis.
