BRICK / STONE FOUNDATIONS
AND/OR, IF VISIBLE, FOOTING:
In some areas brick and stone foundations and/or
footings are most often found in older buildings
but many areas of North America continue to use
brick in foundation systems. In newer
construction brick foundations are acceptable
and long lasting. Older brick foundations may
have disintegrating mortar causing bricks to
loosen and possibly move out of place. If the
mortar is in good condition the foundation will
usually be in fair to good condition. Generally
reinforcing bars will not be installed in older
brick foundations. The inspector will not be
able to ascertain whether reinforcing bars have
been installed within the footings or
foundation. Please contact the inspection
company if you desire more information. Loose
bricks or stones are commonplace in these
foundations as are the lack of foundation bolts.
If any earth tremors are felt or reported in
your area you should have the foundation
inspected as soon as possible. The company
presenting this report will be glad to inspect
the foundation under these conditions. Check for
damages to this type foundation yearly and
closely monitor any adverse conditions. Prepare
to add new mortar between the bricks regularly.
