TERRA-COTTA FOUNDATION AND/OR,
IF VISIBLE, FOOTING:
Usually builders refer to the footing as that
part of the foundation which is below ground.
The foundation is often visible since it is
usually above ground. Terra-cotta is a clay type
material which may be found in many other
building materials such as roof tiles, drain
pipes, etc. It is not often found in foundations
except in older buildings. Cracks in terra-cotta
foundations are so common that the inspector
will not necessarily mention every one noticed.
If a crack has opened to the extent that water
is entering the under floor area or has shifted
to the extent that further settlement of the
foundation should be prevented it will usually
be noted in the report. If any earth tremors are
felt or reported in your area you should have
the foundation inspected immediately. The
company presenting this report will be glad to
inspect the foundation under these conditions.
Check for damages to this type foundation yearly
and closely monitor any adverse conditions. The
inspector will not be able to ascertain whether
reinforcing bars have been installed within the
footings or foundation. Please contact the
