EVIDENCE OF FRAME SETTLEMENT
OR SHRINKAGE:
This condition is associated with the shrinkage
(or settlement) of building lumber. Building
lumber is usually quite wet when installed
within the structure. In time the lumber dries
out and shrinks. This shows up in the building
as humps or low spots in wood floors, jamb
dragging doors, cracks in walls, cracks in tile
and grout, especially at wall/counter junctures,
cracks in stucco, especially around windows and
doors, etc. One item which is noticed by even
the most inexperienced is shrinkage of drywall
corner beads. This shows up as a crack running
parallel to an outside corner about 1 1/2 inch
back from the edge of the corner. This crack is
unsightly but is not a structural concern.
Except in the case of shower pan defects (for
example) this item is generally noted as an item
of information needing no repairs, other than
for cosmetic improvement. The inspector
indicates situations like this so the client
will not be concerned should he or she discover
it at a later date.
