CARPORT / PORCH / DECK POST(S) NOT ANCHORED / DAMAGED / AMISS:
This item is checked for several reasons. One reason, as an example, is that the inspector noted that the post shifted when he pressed against it. Another is that the post may be sitting in, or under, a post anchor which is not fastened to the post. Still another may be that the post has shifted out from under the beam it is supporting, or is insufficiently nailed or otherwise fastened. Posts which hold up porch roofs and decks are often set atop a foundation bolt by drilling a hole in the bottom of the post. This prevents the post from slipping off its footing as long as the post is in good condition and is not rotted. Usually realigning the post and a few well placed nails are sufficient to remedy this problem. Inasmuch as this problem can have so many variations it is impossible to prescribe a precise cure. If a post anchor is needed it may be necessary to slip the post out of the way while installing the anchor. Some types of anchors allow the post to be slipped in from one side, so installation is not too difficult. It may be necessary for you to call on the services of a General Contractor should this repair be outside your expertise.

Water in basement and water in crawl space, are problems frequantly found during a New Jersey home inspection Make sure your home inspector has the experience necessary to assist you in evaluating these problems and cures.
