ATTIC FAN:
Automatic attic fan. An automatic attic fan
helps to ventilate the attic. Ventilating an
attic is necessary to help prevent premature
damage to roofing materials and wall and ceiling
materials. Ventilation helps to cool down the
attic in the summer which helps reduce your
cooling costs. This type attic fan operates with
the assistance of a thermostat built onto or
near the unit. Most can be set to a desired
temperature. Often an override switch will be
found in a closet, hallway, or in some other
out-of-the-way location. The thermostat control
sometimes fails but can be replaced quite
easily. Become familiar with the sound of the
fan so you can be aware of any changes. Should
the fan become excessively noisy it may need
attention or replaced. New units are easy to
install if the same type unit is purchased. They
are available at most all Building Supply
Outlets and usually cost under $100.00. Manually
switched attic fan: Manually switched attic fans
are the same as automatic fans but must be
switched on and off manually. Roof mount attic
fan: A roof mount attic fan is mounted on the
underside of the roof. This location can
increase the possibility of roof leaks since all
roof penetrations are at higher risk of leaks.
Check for leaks at least TWIce per year during
rains. It may be a good idea to spray water on
the system during dry spells to ascertain
whether leaks are present. Gable vent mount
attic fan: Gable vent mount attic fans are
probably the easiest to install and maintain.
Since they exhaust out a gable end vent they are
usually easy to monitor. Become accustomed to
the sound yours makes so you can foundation that
is below ground. The footing is that portion of
the foundation of a structure which spreads and
transmits loads directly to the soil or the
piles. The foundation wall is usually visible,
or partly visible, since it is usually above
ground. The footing usually is not visible to
the inspector and marking this item is not
intended to indicate the presence of a footing.
The inspector will not be able to ascertain
whether reinforcing bars have been installed
within the footings or foundation. Please
contact the inspection company if you desire
more information. Cracks in concrete foundations
are so common that the inspector will not
necessarily mention every one noticed. If a
crack has opened to the extent that water is
entering the under floor area or if the
foundation has shifted to the extent that
further settlement should be prevented it will
usually be noted in the report under Inspect for
cracks on a yearly basis and should repairs be
necessary you will find several products
available for this purpose.

Home inspectors who have been full time in the home inspection business since 1993, who taught NJ home inspection classes and have performed more than 6,000 home inspections are much more likely to be able to write the type home inspection report you will need to obtain concessions from home sellers than those who went to school for a few weeks and spent just one week in the field inspecting homes.
