FOUNDATION CRIPPLE WALL TILTED / WEAK / AMISS:
The foundation is usually made of concrete or masonry products. The foundation footing is placed in the ground and the foundation is brought above ground for a distance that serves varying purposes and terrain. Building codes require the wood frame to be above the grade level at least several inches. After the foundation is in place the framing begins. Unless the floor joists are placed directly atop the foundation the first sections to be framed are the foundation cripple walls. This section of the frame provides the support for the floor joists and the structure which does not rest on posts and girders. Of course the foundation could have been poured up to the height of the floor joists but that may have been too costly or impractical. Needless to say, the cripple walls are very important. Once tilted the cripple walls are difficult to reposition. If the condition is advanced it may be necessary to rebuild that part of the frame. It may be possible to add strength to the affected section by installing diagonal braces from the top of the tilted cripple wall to the bottom of nearby posts or grade beams under the building. Do not hesitate to call the inspector for more information. The companies using this reporting system include inspectors which know all phases of building and all are glad to be of service. Advanced cripple wall problems may require the services of a Building Contractor (General Contractor) who is well versed in this type repair.
