EXCESSIVE SPAN / SPACING OF RAFTERS / JOISTS / STUDS / OTHER FRAMING MEMBERS: Most building techniques and rules are simple and easy to follow. Sometimes out of ignorance or in an attempt to "cut corners" and save a few dollars a builder will fall short of his responsibilities. Often inspectors will see "draped" ceilings with excessively spaced ceiling joists, weak springy floors and walls caused by excessive spacing of wall framing studs or floor joists, etc. No noticeable problem may be apparent but when heavy loads are placed on the members problems may occur. It may be necessary to add additional members to "beef-up" the structure. While this can sometimes be a major undertaking it often is not. Sometimes a beam, held up by posts and piers, can be installed under over-spanned floor joists, blocking can be added between over-spaced members, more posts and piers can be installed under floors. Installation of a purlin and kickers may help lift over-spanned rafters. These are all relatively easy tasks for most people with some building knowledge. Older buildings which have over-spanned or over-spaced rafters, beams and girders are common and may be the reason the inspector checked this item.
