This era of construction brought in many modern
building techniques. Grounded 3-prong outlets
were more commonplace especially beginning in
1963. GFCI outlets were required in some
circumstances in the late 70's. Asbestos
materials were expected to be removed from most
building materials starting in 1978 but several
more years were necessary to use up all the
materials which contained asbestos. After
approximately 1994 asbestos will not be allowed
in building materials of any kind. Earlier years
may have patio doors and shower doors which are
not safety glazed. Use caution around such
doors. Lead paint may be present in this era of
construction. Frames were almost always bolted
to the foundations in this era of construction.
Galvanized water pipes installed in the early
60's may be in advanced stages of mineral
buildup causing reduced water flow at faucets,
especially if several are turned on at once. The
inspector will not be able to find all code
violations and other deficiencies in and around
a property, especially in construction eras of
the past. This inspection is not intended to
expose code violations. The inspector will,
however, try to reveal the most obvious problems
and builder oversights. Contact the inspector

Home inspectors who have been full time in the home inspection business since 1993, who taught NJ home inspection classes and have performed more than 6,000 home inspections are much more likely to be able to write the type home inspection report you will need to obtain concessions from home sellers than those who went to school for a few weeks and spent just one week in the field inspecting homes.
