FOUNDATION SETTLEMENT FOUNDATION MOVEMENT
EVIDENCE OF FOUNDATION
SETTLEMENT: The inspector notes a condition,
or conditions, which seems to indicate the
foundation has settled. Foundation settlement
"evidence" usually means door jambs
that are out of square, doors that drag jambs,
uneven floors, etc. Humps in floors and uneven
settlement are common in buildings that have
small basements below. The basement foundation
is very heavy and strong and usually has a slab
floor. As the perimeter foundation settles over
the years the perimeter of the building moves
downward slightly. The basement walls being much
stronger do not move as much, if any. This
causes a "hump" in the floors, many
out of-square doors, and cracked walls. Remedial
action is usually not indicated here. One could
lift or lower parts of the building to obtain
more level floors if one wanted to improve the
cosmetic appearance of the building. Remedial
action would be advised, if not required, should
the foundation settlement be affecting the
building's structural integrity. More
severe settlement, where the foundation has
shifted or where differential movement is noted
may be due to earth settlement or movement. You
are advised to consult with a Geotechnical
Engineer if settlement-caused foundation or slab
cracks are noted.
