FOUNDATION AND / OR, IF VISIBLE, FOOTING DISINTEGRATION / EXFOLIATION NOTED: In many areas alkaline soil and excessive moisture work together to cause concrete to lose its aggregate bond strength. Some conditions may be severe enough to necessitate complete rebuilding of sections of the footing and/or foundation. The cost to repair foundations and footings can be expensive and can vary greatly from one contractor to the next. Older brick and stone foundations often loose the mortar integrity and begin to virtually "fall apart." This situation will usually require the assistance of a Masonry Contractor or foundation specialist. Complete rebuilding of the foundation often is necessary. Exfoliation (the breaking up of rocks or concrete by freeze expansion) can severely damage a foundation. Sealing the foundation with water proofing agents and keeping excessive water away will help prevent further exfoliation. Proper sealants are available at most Building Supply Outlets. It is important to try to keep moisture from seeping into the footing or foundation and expanding by freezing, whatever method used. It is recommended that you contact a Concrete Contractor for further information and an additional opinion. Call the inspector for additional information any time.
