MODERATE / MAJOR FOUNDATION, STEM WALL OR, IF VISIBLE, FOOTING CRACK(S) NOTED: More severe cracking, where the foundation has shifted or where differential movement is noted may be due to earth settlement or movement.  You are advised to consult with a qualified Geotechnical or Structural Engineer if settlement caused foundation or slab cracks are noted. Sometimes the property owner will attempt to sell the property some time in the future only to be faced with the foundation cracks during a future inspection. It may be helpful to call this company back out to review whether the crack has enlarged or shifted. If it has not, the 9" inspection company will often certify that fact. This usually satisfies the new buyer and resolves any problems. Long horizontal cracks where the slab floor meets the footing are noted often. This is usually caused by slab lift.  Tree roots can damage footings and foundations but are generally not as damaging when they are more than 5 feet away from the footing. Minor cracks are generally ignored. Larger cracks are often filled in with mortar or other sealants, sometimes stucco color coat which matches the building color. If repairs to shifting foundations are called for, it may be necessary to excavate the affected area, possibly jack up the footing, and pour concrete in the excavation around the footing, jack and all. There are special jacks available for this purpose. Contact a qualified Structural Engineer for a second opinion. Proper yard drainage is important as is the prevention of wide moisture swings in the earth next to the foundation Cutting out offending tree roots may be necessary but expect to possibly kill the tree. It is recommended that you call a Concrete Contractor that is familiar with this sort of repair for an additional opinion before deciding on the method of repair, if any.
