Fully 95% of the footing and foundation or stem
wall cracks noted by this company are simple
expansion cracks which are almost
"guaranteed" to have been there within
2 years after the concrete was poured. Generally
this type crack requires no remedial action
except when required as a condition for termite
inspection clearance. Read
regarding drainage near the foundation, in the
Landscape/Site chapter, for information
regarding excess moisture around a building.
Minor cracks can become major cracks if the
foundation is not protected from lifting and
settling.
