PRIOR
LEAK EVIDENCE (at supply valve / cabinet
damage / water stains): There is evidence that a
leak once existed or exists under the lavatory.
It may have been repaired but has left behind
some water damages or stains. Possibly it is no
longer a problem. If the water damage is
extensive, some rebuilding of the cabinet base
may be necessary. Cosmetic damage may only need
refinishing. Mold or other fungi may grow inside
the cabinet. The inspector will not be able to
ascertain whether this condition exists under
the guidelines of a Visual Inspection. Many
people are highly allergic to mold spores. You
may be affected. It is advisable to use
discretion here and consider an air quality
testing specialist. Stains left behind by water
are over impossible to paint over without
using a "stain killer." Ask a Paint
Store salesman for assistance regarding
"stain killers." Old leaks at angle
stops evidence themselves by a rusty streak
noted on the wall just below the supply valve
under the sink. While the leak may no longer
exist, leakage has at one time occurred. Closely
monitor the valve for leaks in the future--at
least once per month and repair as needed.
