WASHER TYPE (COMPRESSION) FAUCET: Compression type faucets have small neoprene or rubber washers attached to the end of a stem with a brass screw. The stem is a threaded device which raises up or down when turned. Raising the stem up lifts the washer off a "seat" allowing water to pass through. Lowering the washer by turning the stem in the opposite direction, presses the washer against the seat and shuts off the flow of water. If the seat or the washer begins to wear, the faucet will leak. Seats, washers, and stems often can be replaced. The stem has a "packing" around it which prevents water from leaking around the stem. It is not uncommon for this packing to need replacing. Replacement parts and directions for their installation are available at most any Lumber Yard or Home Improvement Store and are easy to install. Without "anti-scald" type faucets on tub and/or shower valves you, and especially small children, will be injured by excessively hot water. Use extreme caution. Contact the inspection company for additional information regarding this limitation should you desire.
