WASHERLESS
FAUCET: Washerless faucets generally fall
into three categories. One has a rubber
diaphragm instead of a washer on the bottom end
of the stem, and works similar to the
conventional washer type faucet. Second is a
non-compression type valve with metal or plastic
disks to control the flow. This type usually has
two disks, a movable one and a fixed one, with
openings in both. Turning the movable disk in
one direction will align the openings in both
disks so water can flow through. Turning the
disk in the opposite direction moves the
openings out of alignment and cuts off the flow
of water. Since this type has no washers to wear
out and does not depend on a compression seal to
shut off the water, it is generally much less
prone to leaking than a regular compression
faucet. This type of faucet can go for years
without repairs. The third type is the single
handle type which has no washers or disks or
diaphragms. This type has o-rings on a special
ball or cartridge which when turned or rotated
will mix hot and cold or adjust the volume. On
some models there is a round, knob-like handle
which you turn for hot or cold, and which is
pulled out or pushed in to adjust the volume.
These units are easily repaired. Components and
directions for their installation are readily
available at most any Lumber Yard or Home
Improvement Store. INSPECTION LIMITATION
WARNING: Be aware that the inspector does not
determine whether any faucet is designed to
safely regulate temperatures. Without
"anti-scald" type faucets on tub
and/or shower valves you, and especially small
children, will be injured by excessively hot
water.
