DRAIN
SCREEN DAMAGED / MISSING / AMISS: The intent
of this item is to prevent the possibility of
eventually stopping up the drain. Sometimes the
drain screen attachment screws will rust apart
or the holding tabs will break off causing a
loose or detached drain screen. Usually a
replacement screen can be purchased at Building
Supply Outlets and Home Improvement Stores.
There are several different types available so
be sure to take measurements of the screw
positions, if any, and of the drain size.
Installation will be easy if the screws are not
rusted off. This condition may require the
services of a Building Repair Service or a
Plumbing Contractor. If you're good with a drill
you may be able to drill out the broken or
rusted screws and effect repairs. Some
replacement screens simply snap into position
and need no screws. equipment. Sometimes the
access will be masked by tile or some other
material and removal would require damaging the
material. The inspector will not remove the
access panel if it is nailed or painted shut so
that damage to the wall or the access panel
itself might occur by its removal. Basically
this is an Access Impaired item. The
inspector cannot report on what is not visible.
Should access be made available at some later
date the inspector will return to review the
system. There will ordinarily be an extra charge
for the return visit
