INDOOR / OUTDOOR CARPET:
Although exterior grade carpet usually provides a cleaner look than raw
concrete or wood there may be hidden problems underneath. The inspector
cannot review the condition of the surface under the carpet. Concrete
slabs may be cracked or deteriorated. Wood decks, and walks may be
rotted by the moisture held against them. Carpet on waterproof deck
coatings may hide cracks and other damages Automatic swing-arm

What is the condition of the deck under the indoor-outdoor carpet?
Inspectors often wished they had "x-ray" vision
Automatic gates will most often be found on condominiums and apartment
complexes and some "high-end" residences Proper care entails
regular lubrication and adjustments of the moving parts The inspector
will attempt to operate the gate and review its electrical connections.
Many automatic gates do not self-reverse when meeting an obstruction.
The inspector will not check the reversing mechanism or whether the gate
is so equipped.
