RETAINING WALL / BULKHEAD IS PART OF FOUNDATION OR FENCE:
With retaining walls this situation is especially common on hillside
properties. An example would be a garage dug into the hillside. The
garage walls serve as retaining walls and as the foundation for the
garage roof and garage walls. In older construction one may note
deterioration and efflorescence of the walls It is very important to
maintain proper drainage around retaining walls which also serve as
foundations for the structure Some retaining walls are also fences.
Ordinarily this is a situation where the retaining wall has simply been
extended above the ground surface See Fig. 03b With bulkheads one may
often find this application where the structure is built very close to
water or in water. It is very important to maintain bulkheads. It is
recommended that a qualified contractor specializing in bulkheads or
seawalls review the wall on a regular basis The inspector will review
retaining walls and bulkheads for moderate to major cracks, for moderate
to major movement, and for the placement of weep holes to help relieve
hydraulic forces behind retaining walls. The ability of the retaining
wall or bulkhead to withstand forces applied upon it cannot be
ascertained by the inspection company. Complete certainty of the
abilities of any retaining wall or bulkhead would require the excavation
and demolition of the wall itself .
