Lawn Sprinkler wetting building
0360
SPRINKLER(S) WETTING BUILDING AND/OR EQUIPMENT:
Wetting the siding of a building or equipment such as A/C units, pool
equipment, electrical panels, etc., is never a good idea. Wet stucco or
brick becomes discolored, wood siding deteriorates and paint products
will not last. Wet foundation vents become rusted and disintegrate Water
spraying under the building through these vents causes wood rot of floor
joists and other framing members The inspector cannot ascertain if water
migration through the walls is occurring and/or is causing or
contributing to indoor air quality concerns. This may include, but is
not limited to, fungi, mold, volatile organic compounds, etc. For
further information you are advised to contact the inspector or have
testing performed by other qualified persons If possible, direct the
sprinkler away from the building or equipment by turning the head with a
pair of pliers or wrench or adjust impulse sprinklers by moving the wire
clamps just under the spray head. It may be necessary to put some sort
of shield over, or in front of, the sprinkler to divert the water In
many cases the problem is due to improper sprinkler head type or
improper sprinkler layout. Sprinkler heads come in a variety of spray
coverages such as 1/8, 1/4, 1/2 and full round. Almost all Home
Improvement type stores and Building Supply Outlets carry sprinkler
heads and all are easy to install Improper layout is a more difficult
problem to address. In this case it may be necessary to contact a
Landscape Contractor for additional assistance. If you prefer to do the
job yourself and need further information we suggest you purchase one of
the many sprinkler installation handbooks available at almost any Home
Improvement Store and/or contact this company for details unique to your
property.

Hiring an experienced home inspector has the same benefit, when something unusual comes up they are much more likely to know what to tell you in order for you to negotiate better.
