BUILDING: Concrete stoops, steps, patios, sidewalks and other slabs
which are attached to, or poured against, the building, often settle,
tilt or move and, in advanced stages, may require replacement. One
of the most common causes of walks settling is where they have been
poured over insufficiently compacted backfilled earth. Other causes may
be earth movement on hillside properties. Often whether to repair or
replace is more a matter of preference than of necessity. Steps which
are settling or pulling from the building, which represent a tripping
hazard, should be repaired or replaced Slabs which slope toward the
building and which drain water against the foundation should be kept
tightly caulked, using special concrete caulks, where they join the
building. These special caulks are available at most Building Supply
Outlets Some problems can be slowed down simply by packing soil tightly
under the step or slab and improving grading and water runoff Sometimes
the slab or step which is pulling away may pull building sections with
it. These should be jacked up and have footings poured in virgin soil
around them Pouring a new slab over an old one will usually have poor
results. Old cracks will usually reappear, and settling will probably
continue with the added weight, so it is generally best to remove the
old slab. You may need the services of a Concrete Contractor or General
Contractor to remedy this situation.
