01b. PLANTER AGAINST SIDING / STEM WALL: 
Planters against sidings and stem walls are common. If the builder of the planter provided the necessary protection between the planter and the building this item would likely be of no concern. Planters installed against siding should have an air space provided between the planter and the siding. If no air space exists one should expect accelerated deterioration of the siding. What is behind the siding is of major concern If it is the wood framing members then close monitoring of the situation is called for. Occasionally review the interior side of the wall looking for evidence of moisture seeping through. Discontinue use of the planter, with respect to watering, if problems develop Planters against the stem wall (which is that part of the foundation just below the frame and above the ground) have the same potential as noted above except that the stem wall interior is under the living spaces Monitoring this area may require crawling under the building Be aware that the inspector has no way of knowing whether the planter has in fact, damaged the siding if the siding is not visible The inspector will not be able to ascertain whether water penetration through the walls is occurring unless there is clear evidence The inspector is not allowed to lift carpet or move furniture therefore moisture damage may go unnoticed. It is recommended that you ask the seller of the property to document whether there are problems in this area This particular condition may be conducive to moisture migration through walls. The inspector cannot ascertain if water migration through the walls is occurring and/or is causing or contributing to indoor air quality concerns. This may include, but is not limited to, fungi, mold, volatile organic compounds, etc. For further information you are advised to contact the inspector If more information regarding this situation is needed please feel free to contact the inspection company.
