GRADE / CONCRETE NOT SLOPED AWAY FROM BUILDING / WATER PONDING AT FOUNDATION:
This item may be marked if water is noted to be standing against the foundation
or if the potential for such conditions exists. Further, the item is marked
because of the potential for ongoing damage to occur to the foundation,
especially if expansive or alkaline soils are noted, and because of potential
water intrusion into the basement, should there be one. Often the problem is
minor needing only the extension of downspouts or adjustments to sprinklers, if
any are installed, but in some cases there may be underground water line leaks
or runoff from a neighboring yard. You are advised to determine origin of the
water to determine the extent of repairs or modifications needed It may be
necessary to add some earth or concrete against the foundation to drain the
water away. Some cases may require the addition of rain gutters to help
alleviate the problem. Some situations may require repairs to pipes below the
surface of the ground If necessary remedial action is beyond your expertise you
are advised to call on the services of a Landscape Contractor or a Gutter
Installation Company, and possibly a Plumbing Contractor. Many problems can be
cured with the help of a Handyman Service. This particular site condition may be
conducive to moisture migration through concrete foundations and slabs. The
inspector cannot ascertain if water migration through the slab is occurring
and/or is causing or contributing to indoor air quality concerns This may
include, but is not limited to, fungi, mold, volatile organic compounds, etc.

performed by other qualified persons.
